A two-month void, both ways

Two months empty at £1,200 pcm costs you £2,400 in lost rent either way. Through an agent you then typically pay a re-let or tenant-find fee of around one month's rent, plus a new inventory and ID checks — roughly £1,400–£1,600 on top before a penny comes back in. Self-managed you carry the lost rent, your own advertising, referencing and inventory costs, and the NestIQ subscription — no agent re-let fee on top.

A void hurts either way. NestIQ doesn't re-let the property for you — it flags the tenancy and compliance dates early so you can act sooner, without an agent's percentage.

Where the risk actually sits

  • Compliance risk stays with you. An agent's fee does not transfer the landlord's legal duty for gas safety, electrical safety, EPC or deposit protection.
  • Evidence wins disputes. Dated certificates, serve records and inspection notes are what stand up at a tribunal — NestIQ keeps them versioned.
  • Information beats delegation. You see the deadline, the cost and the market position before you decide, instead of after.

Renters' Rights Act

The rules changed. Informed landlords come out ahead.

The Renters' Rights Act reshaped the private rented sector: periodic tenancies, the end of Section 21, a national portal and a tighter evidence bar for possession and rent increases.

Fixed terms are gone

Assured shorthold tenancies convert to periodic tenancies. Tenants can leave with two months' notice, so re-letting readiness matters more than a renewal date.

No more Section 21

No-fault eviction is abolished. Possession now relies on specific statutory grounds, each with its own evidence and notice requirements.

New possession grounds

Selling, moving family in, and serious rent arrears each have defined grounds and notice periods. Getting the paperwork right is the whole ballgame.

Rent increases, once a year

Increases run through the statutory Section 13 route, once per year, with tenants able to challenge at tribunal. Market evidence is your defence.

Ombudsman and Property Portal

Landlords must join a redress scheme and register properties on the national portal, with compliance details attached.

Pets and discrimination

Tenants can request a pet and it cannot be unreasonably refused. Blanket bans on benefits claimants or families are outlawed.

Those tasks stay with you, and any cost for them is separate from your subscription — they are not £0 and they are not included.
